Construction Manager

Monitor and direct from conceptualization phase, design, and through construction process for the Toyota de PR Parts Warehouse and Vehicle Distribution Center in Puerto Rico, USA. This 28 acre capital improvement development includes the construction of a Vehicle Distribution Center with a 35,000 square foot Post Production Options Facility, the construction of a 106,000 square foot Parts Distribution Center, a 3,000 (sf) Truck-A-Way Building, Guardhouse, Car wash, and extensive site civil and MEP infrastructure. Oversee general construction and MEP contractors, the pre-engineered buildings’ manufacturer & on-site erectors, the parts racking systems integrator, the Data & IT Systems Installers and the security & CCTV Systems installers. Combined costs for this project of 18 month duration are in the order of $15,000,000 US with a combined workforce of up to 125 supervisory personnel & skilled craftsmen during the peak of construction. Critical responsibilities for tenure on this project are highlighted as follows

• Maintain accurate project definition and appropriate design team direction
• Assist procurement of construction permitting and CO( Certificate of Occupancy )
• Devise and implement criteria for contractor selection
• Prepare and monitor the bidding process
• Analyze bid results and make recommendation to the effect of contract award
• Prepare and monitor project cost monitoring procedures
• Manage construction through the execution phase
• Actively participate in organization and planning of the varying construction trades’ work ( i.e. fire protection, HVAC , structural, electrical, and data ) during the coordination process
